Dear Home and Property owners at Rams Hill,

It is official, Rams Hill Country Club has new owners ! Escrow closed on the property on Wednesday, Sept 8, 2004. The title of record is Borrego Investors, LLC.

The two known principals involved in the purchase of Rams Hill Country Club are Greg Perlman & David J Itzikman of GH Capital, a southern California company located in the greater Los Angeles area.

In my telephone conversation with Mr. Itzikman on Sept 10 he expressed an interest in carrying out DiGiorgio's original visionary master plan for Rams Hill. He noted that he is aware of the past failings of previous owners to do so.

Mr. Itzikman is also aware of the skepticism that has resulted from past failed promises etc. He has expressed a desire to meet with homeowners at Rams Hill in the very near future to seek input and listen to any concerns that the homeowners have. Meetings between David Itzikman and the Homeowners' Association will be forthcoming. Next week he will be meeting with Kerin Shugart.

Mr. Itzikman stated that as the new owners of Rams Hill Country Club they are seeking a reputable golf management company to oversee the club and course.

The Sept 9, 2004 edition of the Borrego Sun has an important article about Rams Hill - "Tract map for Rams Hill being completed" . The article will be posted on the homeowner's website soon.

The Golf Course will be closed Sept 16th for annual re-seeding.

The Desert Nature Center will reopen Sept 17.

In other news, Kerin has the following information for all of you:

"Residents of Rams Hill have noticed an added charge on their monthly water bill from Borrego Water District. This charge has been added due to the fact that the BWD claims that they have been running a deficit on the Town Center Sewer operation. Residents claim that they were not advised of this in advance and it just appeared on their last bill. Interested homeowners are being advised that the next BWD Board Meeting will be held Wed. Sept 22 at 9am at the district building on Palm Canyon Drive (across from Tru Value). I have additional information here at the office that I can fax or e-mail prior to the meeting." By now you should have all received notice that tree trimming has been taking place and given the opportunity to make special requests for your properties.

Work continues on the homeowners' exit gate. The gate is operational. So you may ask why is it not closed? Answer: Safety issues need to be addressed first. Kerin is having special warning signs prepared for posting near the exit to alert drivers to slow down as they approach the gate.

The next Chamber of Commerce Sundowner is Friday, Sept 24th at 5-7pm. All are welcome. It will be held at the newly remodeled offices of Coldwell Banker. Please visit the chamber website www.borregospringschamber.com for details.
