BOARD OF DIRECTORS FEBRUARY 6, 2004

meeting of the Board of Directors of the Rams Hill Community Association
was called to order by President Ginny
O’Neel at

quorum was established as the following directors were in attendance:

Fran Allen, Trudy Melvin, Blythe Cavanaugh & Jean Anderson
Also present: Kerin
Shugart of Professional HOA Consultants
MINUTES
The
minutes of the meeting of the Board of Directors held on
FINANCIAL
Treasurer Allen gave the financial report for the period ending December
2003. He noted the Association is currently recouping reserves. Fran
would like to get a bid from Mike Graves of SCT Reserve Consultants to
perform a full on site initial reserve study for the Community
Association. The type of study that he performs factors in inflation and
anticipated return on investments.
Fran
stated that there are no delinquencies to report.
OLD
BUSINESS
Landscape – The landscape maintenance contract was discussed at length. It
was decided to let Pacific Green know that the Board has not made any
decisions to change landscapers at this time. Fran
Allen to work with Mike Regan on the landscaping.
Developer Issue Update – President O’Neel gave
an overview of the bank issues of which she had knowledge.
The Insurance Commissioner for the State of
Neighborhood Road Repair – Kerin
Shugart to get a bid from Aztec Paving Company
for the three phases of work relative to the Rams Hill streets.
Neighborhood Rules / Revision – Kerin
Shugart explained that the rules had been sent
out to all owners with a cover letter. Upon motion made, seconded and
unanimously carried, , it was voted to adopt
the Rams Hill Neighborhood Rules as written.
Rule
Enforcement Procedure – The rule enforcement procedure has was discussed.
The Board decided to table the issue for the time being.
Association Office Lease – The office lease that was sent by Douglas
Wilson Companies was reviewed. After discussion it was decided to pay the
$500.00 per month, to be split 50/50 by the Community Association and Wes
Porter, on a month to month basis. The lease would not be signed.
